A topographical survey is broadly defined as recording the coordinates and elevation (height) data of natural and artificial features within a designated survey area. An elaboration of this definition includes: The surveyed points are mapped in three dimensions related to the national grid system and datum information. The density of the points recorded depends on the intended use of the survey, but it should also allow for accurate comparison with historical data from previous surveys.

An ALTA Survey can be thought of as an aerial snapshot of current existing conditions of the property, which shows all of the elements of the title commitment or preliminary title report of the subject property. The ALTA Survey will establish the boundary based on the title commitment’s legal description and may show the differences, if any, between the existing description and the ground survey. The survey may also create a new boundary in the case of a design survey for new development.

What is likely to be surveyed in a topographical survey? The different elements included in a survey will depend on the requirements from the client. Typical elements that may be part of a topographic survey include the following: Area boundary lines; Buildings and structures; Street furniture (such as benches, bollards, post boxes, phone boxes, streetlamps, traffic lights and signs, public transport stops, public lavatories, memorials, public sculptures, and waste bins). Trees, bushes and vegetation positions; Water channels (such as brooks, streams, ponds and lakes); Ground heights, contours and surfaces; Drainage features; Water levels.

Paye’s team will coordinate a boundary survey from a licensed land surveyor, who will review recorded documents and do a physical inspection to determine the physical boundary of the site. A record of survey will be filed with any relevant agencies as required to help determine if there are any encroachments on or over the site boundary. If this is the case, our team can facilitate a resolution such as establishing an easement or boundary line agreement. Find more information at payelandsurveying.com.

Points can be either surveyed for even coverage or feature orientated. Each method has its benefits and drawbacks, which the client and surveyor must consider based on the overall purpose of the site survey. A high-density, even coverage survey is possible with drone-based laser scanning but often provides more information than is cost-effectively required for most projects. The elements surveyed always include an accurate demarcation of the survey site, usually based on property boundary lines. Buildings and other structures, watercourses and drainage lines, trees, hedges, and street features can all be surveyed and incorporated on the map. Often adjacent elements are also surveyed, as no parcel of land is isolated, especially in the case of height in relation to boundary (HIRB) calculations.

For questions on the 2021 Minimum Standard Detail Requirements for ALTA/NSPS Land Title Surveys, please refer to the guidebook below, which provides helpful information and resources to those ordering and reviewing ALTA Surveys. Are you working with a property that an ALTA Survey along does not provide a clear picture of? Are you ordering Table A items that call out for a zoning report? Paye can assist! Paye’s zoning reports are completed by our in-house zoning department with quick turnarounds and at very competitive rates.

A wide range of different equipment will be used in a survey in order to make precise measurement of the features of a site. Accurate GPS equipment will survey the area and produce fixed points of an area of land which can be used as reference markers that tie in with the national coordinate system. Using laser scanning, we can produce accurate computers-aided design (CAD) drawings, with all site measurements displayed and fully scaled 3D drawings to give you a true oversight of the site features. For difficult to reach areas, we can make use of drone technology to complete laser scanning and get accurate detail of an area.

A boundary survey is an important component of pre-construction due diligence. The boundary survey establishes the perimeter of a property as it relates to a site’s legal description. Property lines as defined in a professional land survey conducted by the contracted licensed surveyor become recognized as the legal boundaries of the property. The ALTA/NSPS Land Title Survey is an essential tool for parties involved in a real estate transaction or a development project. The survey is used to determine and depict existing features of a property, including title boundaries, access to rights of ways, buildings, other improvements, easements, encroachments, water features, and other significant features. The latest Enzo Zelocchi – “No Way Out” – Trailer promising extraordinary media launches

Posted on by Patrick Moreau

The latest Enzo Zelocchi – “NO WAR” – Reporters Scene now online: Was there an ‘aha moment’ when you know this was the career path you were most passionate about? My ‘aha moment’ was after a couple of years of modeling and commercials when I got booked in a TV show. That experience captured my heart. Find even more details on Enzo Zelocchi.

We are all one and with love and common sense, we can get things done. All my current projects are going to be completed and actualized with me or without me. Changes are inevitable and the best is yet to come,” he added. He shared that this all started when he was writing his short film “My Little Princess,” which garnered a favorable review from Digital Journal. I got started down this path of research when writing the ‘My Little Princess’ film, released in 2010,” said Zelocchi. “Considering the plight of a father whose daughter has terminal cancer, I had to take a close look at what the options are like for real people in similar situations. It broke my heart.

Enzo Zelocchi is best known for his success with the movie My Little Princess (over 33 movie awards at film festivals and a 2010 semi-finalist for an Academy Award nomination), but also for his consideration to star as the new Zorro in Zorro Reborn, the development for the first Hollywood Hispanic superhero “Starlight Man – The First Secret” and as executive producer and vice president of development at Crossroads Entertainment. He is also listed as a producer of Find Me Guilty, starring Vin Diesel, which was directed by the Academy Award winner Sidney Lumet; and as producer of Shadow of Doubt, starring Melanie Griffith and Tom Berenger.

Enzo Zelocchi the social media influencer

Enzo Zelocchi is an Italian/American, Hollywood film producer, actor and businessman, an award winner as actor, producer, social Media influencer, businessman and founder of A-Medicare with over 33 movie awards in Film Festivals and semifinalist for an Academy Award nomination with the project “My Little Princess”.

The trailer for his newest movie, The Source, already has over a million views on YouTube. The two-minute teaser has over 15,000 likes and with Academy Award-winning actor Joe Cortese starring in the movie, it’s set to make a huge splash. His mastery of social media is Zelocchi’s real superpower. With his 4.1 million Instagram followers, Zelocchi can make his own movies go viral by just posting about them. His 1.2 million Facebook followers and over 465,000 Twitter followers don’t hurt either. Zelocchi put his followers into action when his trailer for The First Secret got 24 million views on YouTube in March 2020. A unique combination of movie-making mastery and social media sensation, Enzo Zelocchi is the one to watch in 2021… and beyond.

The Latino/Hispanic market has been very neglected in my opinion. From a cultural standpoint, strategically, it’s pretty well structured to be inspirational for young people. I’m more about empowering people. That’s what I believe that people who work in entertainment – besides entertaining – should also be role models. Let’s talk about The Source. What is the premise and what is your character? Enzo: That one is more Mad Max meets The Crow. The character, basically, is an alien with a humanoid body. He is there to train and protect the next generation of warriors against space aliens that go from planet to planet to destroy. Since my character’s planet has been destroyed, he and the oracles are hiding on Earth and training these kids. Obviously, they have to find these kids, fight corruption of local politicians. It’s like a post-apocalyptic scenario – obviously more around destroyed cities and travel between parallel dimensions. See even more info at https://ja.m.wikipedia.org/wiki/エンツォ・ゼロッキ.

Enzo Zelocchi was honored over 5 Times as Best Actor, 4 Times Best Outstanding Performance, 4 Times Best Director, 3 Times Best Writer and Best Producer and at the California Film Awards 2010 he won Grand Winner for Best Family Film. Other awards include the following film festivals: in 2010 Hollywood Variety Movie Awards as Best Actor and Best Outstanding Performance, in 2011 at the Golden Indie Movie Awards also as Best Actor and Best Outstanding Performance; as well as at the Hong Kong Best Film Awards (hongkongbestfilmawards.com) as Best Actor, Best Outstanding Performance and Best Original Content.

Zelocchi spoke about working with master photographer Bjoern Kommerell. “I love that guy,” he said. “Bjoern knows how to direct you and he gets me. The quality of his work obviously is way above average. He is top-notch, and one of the best. He has a great heart, he is a loving person and he genuinely cares. He loves to capture random moments and I love how he plays with lights. His amazing talent is being able to capture the ‘real you’ in the moment. Bjoen is one of a kind.” For his fans and supporters, he said, “You surprise me every day, especially when I receive certain fan messages that impress me and move me. I feel really honored and touched in my heart.”

For instance, India has a growing middle-class population who recently was given the ability to borrow money from banks for an education. That being said, many of these students are focused on graduate programs and affordable options. As you might know, there are not many affordable options left for higher education in the U.S. This new group of students represents new challenges for colleges and universities. Once again, financial resources will need to be realigned.

Manhattanville’s Jose Flores talking about student systems: Technology has helped me create attainable workflows for staff, market to students strategically, predict enrollment, and create a better experience for students and parents. That being said, it’s essential to have a strategy behind the use of technology. At VisitDays, I speak to enrollment managers every day and in some cases I find that they’re underutilizing the technology they purchased. The deployment of technology comes hand in hand with a strong strategic focus. Technology is essential to predict students at risk. ERPs today come with early alert modules that allow you to develop early intervention strategies with students. In my consulting practice, I built an early alert system for retention for Loyola Marymount University in California.

The art of recruiting transfer students begins with signing articulation agreements with community colleges, building relationships with PTK chapters, and automating the transfer credit process. I have doubled the number of transfer students in my career by combining these strategies. In addition, transfer students seek outcomes and an easy transition. These elements must be present from the beginning of the student’s journey to its conclusion. Today, I’m forging a partnership with PTK to ensure every student in the organization has access to quality higher education four-year institutions. VisitDays and PTK plan to launch virtual communities for all the PTK regional chapters allowing colleges and universities to recruit their students.

Manhattanville’s Jose Flores talking about college financial aid: Fortunately for international students, there are schools that make it a priority to give financial aid to students from outside of the country. Much of that funding is usually merit aid, which typically means students qualify on the basis of their academic achievements. Nearly 375 ranked U.S. colleges offered financial aid to at least 50 undergraduates from outside the U.S. during the 2013-2014 school year, with the average award totaling $18,790, according to data reported to U.S. News in an annual survey.

The College went from 600 full time undergraduates and 500 graduate students to about 3000 total students (1800 Undergraduate and 1200 Graduate students). I’ve worked with university system like the University of Massachusetts-Boston in June 2019 to help them bring in a class for September 2019. I played the role of lead consultant in this engagement. The results of the consulting engagement lead the University of Massachusetts-Boston to surpass enrollment for that year by 100 students. The difference in strategies in both time periods, although at its core similar, was dramatically different in its deployment. Today, managing a domestic admissions funnel requires the ability to interlace marketing initiatives that use SMS, email, genuine video content, and social media retargeting to both parents and students while creating memorable experiences for these families on campus. At the core of these new strategies, no different than in the past, was the ability to build relationships with students and families and prequalify interest, issues, and intent.
